PrO-Soffit & PrO-Soffit Plus Insulation for Semi-Exposed Soffits

Please note, as of Friday 29th July, PrO-Soffit & PrO-Soffit Plus will no longer be available.  For class O fire performance insulation in a soffit liner application, EcoTherm can now offer Eco-Protect & Eco-Protect Plus.

EcoTherm Insulation have developed products designed specifically for use in semi-exposed soffits (car-parks, office or residential blocks and also basements).

PrO-Soffit and PrO-Soffit Plus are enhanced thermal insulation boards with Class O fire performance suitable for both new build and the refurbishment or upgrade of existing soffits.  PrO-Soffit Plus incorporates a non combustible building board that both insulates and provides a finished effect - 2 processes, 1 application.



Suitable for use in new build or upgrading the thermal performance of existing of semi-exposed soffits, providing a cost effective means of reducing CO2 emissions and compliance with Building Regulations/Standards.


Comprises a fibre free rigid polyisocyanurate (PIR) insulation core with pure aluminium foil facing on both sides.  The board delivers Class O fire performance plus improved thermal performance over typical PIR insulation products.

PrO-Soffit Plus
Comprises a PrO-Soffit insulation board (as above) bonded to a building board, providing a finished effect.  A range of facing options are available to suit project requirements in the form of the following non-combustible, Class O fire performance building boards: 

  • Calcium silicate (CS)
  • Magnesium silicate (MS)
  • Glass reinforced gypsum (GRG)
