EcoTherm Insulates Luxury Leisure Complex

EcoTherm’s Class O rated PrO-Soffit insulation has been installed at the multi-million pound Resorts World integrated leisure complex in Birmingham.

The construction of the 84,000m2 development from Genting Group has been overseen by Galliford Try, and is the first of its kind in the UK.  Benoy’s design for the twelve storey centre takes inspiration from its lakeside setting and includes bars, shops, an Imax cinema and a luxury hotel with spa.

With the complex capable of holding up to 12,000 people at any one time, it was essential that all materials installed on the complex achieved excellent fire performance. This contributed to the specification of 6000 m2 of EcoTherm PrO-Soffit for the lower ground level car park.


EcoTherm PrO-Soffit rigid insulation boards have a pure aluminium facing and are suitable for use on new or existing semi-exposed soffits in car-parks, office blocks and basements. The product was installed by Fire Integrity and offers enhanced fire performance with a Class O rating as defined by the Building Regulations, whilst its thermal conductivity of 0.021 W/m.K allows it to provide a cost effective route to reducing CO2 emissions.

The building envelope was completed with the tapered Building Innovation Aspire Solution which achieved the required U-value performance whilst matching the falls of the adjacent pitched roof sections.

To help further streamline soffit installations, EcoTherm also offers EcoTherm PrO-Soffit Plus. The rigid insulation boards come pre-bonded to one of a range of facing options, providing a finished effect in a single application. All EcoTherm products have a fibre free core manufactured with a blowing agent which has zero Ozone Depletion Potential, (ODP) with a low Global Warming Potential (GWP).
